HDB approval no longer needed for corridor-facing CCTVs in flats; demand for devices up

The demand for closed-circuit television (CCTV) cameras and surveillance devices outside Housing and Development Board (HDB) flats in Singapore is on the rise. Homeowners are installing these devices to monitor activities around their units and address concerns such as theft, disputes with neighbors, and harassment. As of May'2023, the Housing and Development Board (HDB) no longer requires flat owners to seek approval to install corridor-facing CCTV cameras within their flats, as long as they do not infringe on neighbors' privacy.

The popularity of such devices has led to an increase in sales for security-related product companies. Doorbell cameras with video recording functions are also considered CCTV cameras under the law. Despite concerns about privacy, many residents consider these devices necessary for security reasons.

While some town councils have regulations regarding the installation of CCTV cameras on common property, homeowners are advised to seek permission before installation. The benefits of having CCTV cameras are highlighted as they can serve as evidence in legal cases and act as a deterrent against criminal activities. However, experts also caution against potential risks such as hacking and misuse of footage for deep fake videos.

As of July'2023, sellers confirm an uptick in demand for CCTV products. The trend indicates a growing interest in using surveillance devices for security purposes around HDB flats in Singapore.
